miles of sandy beaches – is home to a population of approximately
56,000 residents. The island offers a distinctly low-key, rural
feel, accentuated by sparkling blue ocean, majestic emerald-cloaked
mountain ranges, multi-hued flowers and rich red earth. The paved
main road circles the majority of the coastline and residents have
resisted all efforts to widen the many one-lane bridges, a

lifestyle. Kauai is divided into five distinct geographical
areas: the Royal Coconut Coast, the north shore, the west
side, the south shore, and the densely populated Lihue and
Kalapakia area. Coconut groves are landmarks of the historic
Royal Coconut Coast. On the north shore, the town of Kilauea
was originally a large sugar plantation. Lihue is the county
seat as well as the business and commercial center of the
island. Lihue Airport is nearby as are Kalapaki Bay and
Nawiliwili Harbor. Local students are served by the Kauai
Unified School District, which maintains standard public
elementary, middle and high schools as well as charter
schools. Real estate options on Kauai are diverse and
affordable. Condominiums and townhouses are readily available,
as are single-family homes and stunning estate properties with
scenic views and/or ocean frontage.
The Kauai real estate market is diverse, with many
residential communities nestled in picturesque settings.
Condominiums and townhouses are priced from approximately
$100,000 to more than $1 million and many include access to
community facilities such as swimming pools. Single-family
detached home prices in subdivisions such as Anini, Wainha,
Kalihiwai Ridge, Queen Emma Bluffs, Hanlei, Puu Lani and
Kilauea Twin Roads start at approximately $350,000 and can
exceed $4.8 million for large estate properties. Residential
areas in the town of Kapaa on the east side include charming
seaside villas, spacious lots and water views. Homes in Wailua
River View Estates, Wailua Rise Estates, Waipouli-n Olohena,
Puu Pilo, Mountain View Half Acres and Kapaa Meadows range in
price from the high $100,000s to more than $500,000. Populous
Lihue offers housing at prices that range from $250,000 to
$3.3 million and more in subdivisions such as Niumalu,
Kalapaki, Isenberg, Puako, Molokoa, Ulukukui, Ulu Ko and
Hanamaulu. Some properties include water frontage, hill or
mountain views and direct ocean access. Land and lots are

The Kauai hot spots are Vacation Rental Properties in
Princeville and Poipu, both condos and single-family homes.
These properties are still popular with investors because they
provide income with long-term appreciation potential.
Another trend we see is an increase in interval ownership
opportunities, where buyer's can purchase a two-month
ownership of a premier vacation property. There are some great
buys right now on new construction properties being offered
for re-sale by the original owners.
